                        Owner or Agent of Owner of the above Laundromat agrees to an "Open Listing" on the following terms:

                        1) The owner, partner, managing member, agent of the owner or broker (hereinafter "Seller") hereby agrees to pay Larry Larsen Laundromat Broker the sum of six (6%) percent of the selling price as a commission if Larry Larsen, Realtor® brings a written offer for the purchase of the above named Laundromat accepted in writing and 
                      
                      sold by the Seller. The commission shall be paid through escrow at the time of the closing of the sale.

                      2) This agreement imparts no duty on Larry Larsen Laundromat Broker beyond placing data on this web site, although Seller grants the right to expose this listing to additional sites.

                      3) Larry Larsen Laundromat Broker shall not be considered the agent of the Seller but shall always remain as the agent of the Buyer in any transaction related to this Laundromat.

                      4) If this "Open Listing" is being placed by an agent or broker, the obligation to pay the Commission to Larry Larsen Laundromat Broker shall be the joint and several obligation of the owner and the agent or broker.

                      5) Seller is advised that an "Exclusive Right to Sell" includes Biz-Buy-Sell, Biz-Ben exposure and other benefits of exclusive representation but Seller seeks only an "Open Listing" and may not receive all these benefits. This is not to be viewed as an attempt to solicit a relationship from someone already employing a broker.

                      6) All documents, pictures, leases and utility bills submitted to Larry Larsen Laundromat Broker become the property of Larry Larsen Laundromat Broker and are not subject to return to Seller.

                      7) Seller guarantees the information provided is true and that all parties may rely on this information without any further verification.

                      8) Seller warrants that he/she is authorized to enter into this "Open Listing" agreement.

                      9) Seller agrees to be bound by the terms and agreements of this "Open Listing" by clicking the above box and submitting this information to Larry Larsen Laundromat Broker via Email.
